The Opportunity

We're looking for an Asset Manager, working in the Real Estate industry in Waltham, Massachusetts, United States.

  • Working within financial budgets, and regularly updating projections for material changes (new leasing, capital and market assumptions).
  • Reporting of the portfolio monthly, quarterly and annual 
  • Reviewing of monthly operating statements.
  • Producing property financial reports for internal review on a regular basis.
  • Presenting property financials to the partners and asset team on a regular basis.
  • Reviewing draft budgets, with particular focus on accuracy of leasing and capital assumptions, as well as reimbursement calculations.
  • Coordinating with property manager in finalizing the budgets.
  • Working with onsite property management team to resolve tenant issues in a timely and efficient manner.
  • Preparing business plan 
  • Preparing draft and final property business plans incorporating budget, leasing, capital and valuation assumptions, as well as a summary of the relevant real estate market.
  • Managing Capital Programs
  • Assisting the Acquisitions team in executing property repositioning strategy.
  • Collaborating with onsite property management team, internal Construction Department, and Asset Management/Acquisitions team to ensure timely execution of capital plans.
  • Assisting in project management oversight for capital improvement and building redevelopment activities.
  • Developing strategic plans for each property that measures performance against benchmarks previously established, setting goals and objectives for each year and updating business plans as needed.
  • Monitoring the physical health of assets through the oversight of management, maintenance and capital improvements planning.
  • Participating in capital planning, coordination of capital work and record keeping on capital work carried out.
  • Collaborating with the investment, disposition and acquisitions teams, assisting in the due diligence and underwriting of potential acquisitions, and reviewing all writing of new acquisitions prior to final bid.
  • Managing post-acquisition activities, ensuring the successful incorporation of asset into the firm's ownership portfolio, including hiring and overseeing third-party management firm(s) for all properties
  • Working with senior on site Property Manager to help manage property operations and work with in house and 3rd party contractors

The pay range we are offering is 90,000 to 140,000 per year.

Experience Required for Your Success
  • Bachelor's degree; certification in real estate concentration or accounting preferred.
  • 4+ years in residential real estate required.
  • Must have previous experience in property management, asset management or portfolio management in residential.
  • Previous budget experience required.
  • Team player attitude is essential.
  • Significant residential property management experience required
  • Possess the ability to execute the "big picture" strategy while also digging into detail-oriented facets of property related financial analysis, reporting and tenant relations.
  • Polished, professional presentation and demeanor.
  • Strong analytical skills
  • Proficiency with Excel required.
  • Excellent written and oral communication and presentation skills.
  • Highly organized.
  • Passion for real estate investment, management and development, with a strong work ethic and dedication to excellence.
  • Knowledge of real estate software programs, including experience leveraging both Yieldstar and Yardi 5.0/6.0
  • Ability to travel up to 20% of the time.
