Supervisor in Bay City, MI to take charge of the upkeep and enhancement of our
community spaces, from rental units and common areas to grounds and parking
lots.
Position Summary:
The Maintenance
Supervisor maintains the physical condition of assigned property. Manages and
supervises the maintenance staff and maintains relationships with other staff
members, suppliers, vendors and professionals servicing the company/property.
This position requires a highly diversified base of knowledge and skills needed
to maintain the property to satisfy ownership and management objectives.
Main Job
Responsibilities:
- Prioritizes Service Requests
- Establishes daily work schedules for maintenance
staff
- Follows up on work assignments for efficient,
thorough completion
- Maintains record of types and frequency of
service requests received
- Establishes emergency maintenance on-call
schedule, and posts and distributes emergency telephone numbers
- Prepares inventory of equipment, tools and
supplies
- Performs management approved purchases of
supplies, equipment and services
- Provides budget information as requested
- Acknowledges any unusual repairs requiring
special attention
- Develop vendor contracts and obtain competitive
bids
- Supervise all 3rd party contracted
services Look
for areas to reduce operational costs
- Maintain inventory
- Performs regular inspections of the property
- Notifies management of maintenance problems and
recommends solutions
- Assists in preparation of all maintenance related
records
- Meets with Property Manager daily to report on
status of all scheduled work
- Assists in move-in and move-out procedures
- Makes recommendations for contract services and
supervises contract maintenance workers
- Trains new maintenance staff workers
- Supervises timeliness and quality of work by
Maintenance Technicians
- Conducts performance reviews of subordinates
- Coordinates coverage for weekends and holidays
- Attends training classes/maintenance meetings
- Establishes preventative maintenance schedule
- Maintains updated preventive maintenance
information/smoke detector log/preventive maintenance log (i.e., location
of extra parts for appliances, equipment serial numbers and service
telephone numbers)
- Knows current condition of all vacant apartments
- Holds regular instruction classes for maintenance
staff
- Keeps workshop or utility room clean, orderly and
safe (according to the established OSHA standards)
- Provides role model for maintenance staff by
following all company procedures and presenting an appearance appropriate
for the image of the property
- Ensures all locks are re-keyed after a resident
move out
- Maintains SDS book(s)
- Maintains warranty paperwork for appliances,
etc.
- Accompanies Property Manager on walks of
apartments that have given notice to vacate
- Ensures all make-readies are complete in a timely
manner, or as directed by supervisor
- Ensures all service requests are responded to
within 24 hours
- Ensures all emergency service requests are
completed as soon as feasible
- Requires all staff to be trained in OSHA 10
guidelines, at minimum
- Reports all rules and regulations violations to
the Property Manager
- Obtains thorough knowledge of power, water and
gas turnoffs, clean-out traps, fire extinguishers and fire hydrants
- Assists in all aspects of the property's
maintenance including but not limited to: grounds, custodial, preventive,
corrective, deferred and emergency maintenance (listed below)
- Maintains exterior and public lighting
- Repair non-structural wear and damage to
buildings
- Cares for lawn, plants, shrubs and flowers
- Cleans parking areas, sidewalks, alleyways,
hallways and common areas
- Prepares vacant apartments
- Paints
- Services appliances, equipment, plumbing, and
minor electrical repairs, etc. Picks up trash on property and removes pet waste
- Cleans garbage area

Experience Required for Your Success
Essential Skills and Abilities:
- Ability to supervise, teach, and motivate staff
- Willingness to perform any task that is required (i.e.,
janitorial, gardening, etc.) Good work safety habits
- Personable and trustworthy Appearance and manner compatible with image of
property
- Good communication skills
- Confident, positive attitude
- Ability to interact with a wide range of people
- Ability to participate in the emergency on-call
rotation is required
Required Education and
Experience
- High school degree or equivalent
- 3 years related experience and/or training, or
equivalent combination of education and experience
