We're looking for a Bilingual Maintenance Supervisor-HVAC, working inReal Estate industry in5309 Riverdale Road, Riverdale, Maryland, 20737, United States.

This position offers an exciting opportunity to manage property upkeep, foster relationships with vendors, and contribute to an excellent living environment for our residents.

Hourly rate: $32.00-$36.00/hour

Shift: 8-hour shift, M-F & on-call. Flexibility is required as shift patterns may change based on the needs of the property.

As a Maintenance Supervisor, you will lead the maintenance efforts for the community, utilizing your diverse skill set to ensure our properties are in top condition and meet the satisfaction of both ownership and residents. Under the direction of the Senior Maintenance Supervisor and Property Manager, your responsibilities will include:

  • Supervising and leading the maintenance team to ensure timely, efficient completion of tasks.
  • Managing service requests, prioritizing work, and developing daily schedules for maintenance staff.
  • Maintaining accurate records of service requests and work completed.
  • Developing vendor contracts, obtaining competitive bids, and managing 3rd party service providers.
  • Overseeing preventative maintenance programs and ensuring all maintenance schedules are met.
  • Performing regular property inspections to identify and resolve issues before they become problems.
  • Assisting in move-in and move-out procedures for residents.
  • Handling emergency repairs, including plumbing, electrical, HVAC systems, and appliance maintenance.
  • Ensuring that maintenance staff follows safety guidelines and practices.
  • Keeping the workshop/utility room clean and safe according to OSHA standards.
  • Supervising and training new maintenance staff, ensuring they meet quality standards.
  • Coordinating on-call maintenance schedules for weekends and holidays.

What we look for:

  • High School diploma or equivalent required
  • 3+ years of relevant experience in property maintenance or related field
  • General knowledge of electrical, plumbing, HVAC systems, and appliance repair
  • Ability to supervise, teach, and motivate a maintenance team
  • Excellent communication skills and ability to interact professionally with residents, vendors, and team members
  • Ability to manage multiple tasks efficiently and meet deadlines
  • Proficiency in computer-based applications for record-keeping and communication
  • Strong problem-solving skills and ability to identify maintenance issues and provide solutions
  • Availability to respond to emergency calls after hours and participate in the on-call rotation
