Join Wingate Management Company, an award-winning leader in real estate management, development, and investment. We’re looking for an 8 month TemporaryOccupancy Specialist to work for our Miami, FL location.

As our 8 month Temporary Occupancy Specialist with Wingate, you will responsible for the recertification process at the property and is required to know about all aspects of recertifications, program compliance, and resident relations.

Hourly Pay Rate: Up to $25.00/hour

As an 8 month Temporary Occupancy Specialist you will:

  • Manage the recertification process, ensuring compliance with affordable housing regulations and eligibility for continued occupancy.
  • Process resident applications, including income verifications, and calculate rent levels accurately.
  • Coordinate leasing efforts, including intake, interviews, application processing, and preparation of lease documents.
  • Maintain and update the waiting list, ensuring timely follow-ups and proper documentation.
  • Foster positive resident relationships by providing excellent customer service and assisting with rent collection efforts and new resident orientations.

Experience Required for Your Success

  • 2 years of property management experience, including recertifications and compliance work
  • Strong knowledge of affordable housing programs, including LIHTC, Section 8, and federally-assisted housing regulations
  • Proficiency with property management software (OneSite experience preferred) and Microsoft Office Suite
  • Excellent organizational skills with the ability to manage multiple deadlines and re-prioritize tasks as needed
  • Strong communication skills, both written and verbal, with the ability to work effectively and patiently with residents and team members
  • Relevant certifications such as C3P, TaCCs, SHCM, or CPO preferred (or willingness to obtain with company support)
